What experiences with small "gyms" inside the vacation rental?

Hi I am renovating and furnishing a new vacation rental right now. it is a big apartment in the center of Vienna, and it has one very big bedroom (35m² or 375 sq.f). I was thinking to maybe put some gym/training equipment in one of the corners of the room.
My questions to those of you who have this at home:
1/ What are the must-haves in this department? Which are the most used equipment you have, or the most asked for by guests.
2/ What percentage of your guests do you think actually use the equipment?
3/ Do you think this equipment has actually brought you bookings?
4/ Was it worth the investment?
5/ What would you change if you were to do it all over again (for those who answer yes to question 4...)
The flat, because of size, location and equipment will target the upscale market.

We target the upscale market as well, and we rarely have someone ask about a fitness room. Our neighborhood clubhouse provides a few machines, but I don't even advertise it. This summer, though, I have had 2 different guests ask. They were mainly interested in an elliptical for their routines.
However, if it were me, I would prefer to make the room look nice or something practical like a sofa sleeper for a child or a rocking chair / glider for guests with babies (if you have families). But we are in Branson, so we probably have a much different type of guest than you may have!

We have had gyms at most of my homes. This has never mattered to most of our guests.. Seems when people go away on vacation, they don't seem to think about exercising .
We have:
stair climber
Treadmill
Stationery bicycle
Rowing machine
Most people wanting to exercise choose to jog on the beach, go for long walks or kayak.

I think it will beter if going to make a sperate gym section in the Appartment wth good gym trainer rather than making gym in the corner of the room. If the sperate gym section it will be easy for you to maintain.
