We were in HHI the first week of April and were surprised at how busy it was this year. We guess it may have had to do with spring break/Easter being the same week but are hoping this is a sign of the market turning around. How were your rentals this spring?

Our rentals were good this spring--started early with some Canadians early
in the year, but going full by March 24. It really helps when the weather
is beautiful for them--hopefully that means next year they will want to
come back!

I am a new owner of a rental unit in HH Cabanas. I am looking for a short term rental contract. Also, do you need to mail(or email) it to the renter or can they electronically sign? How much damage deposit should I collect? If I take a credit card via VRBO do I just add the deposit to the rental? What if the damage is above the deposit? Can I add to the credit card?

I send everything, which I have attach FYI, via e-mail. The renter returns an original signature page(s) to me along with deposit. I suggest that the security deposit by in the form of a separate check, so that if there is no damage/loss, I can void the check and return to them. My cleaners check things for me and report to me. To date I've never had to cash a check. I strongly request/insist that guest not move furniture, etc., but with month long, or longer, guests sometimes they do make themselves "at home" and it makes it more difficult to determine if something is indeed "missing," or just "hidden."
As for how to collect for additional damages, I'm not sure how you collect, if substantial. Hopefully the guest would notify you immediately and provide for compensation, but if not, I would check with the credit card co., if payment was in the form of a credit card. Assume you would also have a home address for the renter. Possibly could sue in a local court if the damage was enough.
