What is your ratio of inquiries to actual bookings?

i email back within 2 -3 hrs but since my prices are up there its taking a while- there seem to be a lot of people wanting caviar accomodations on a beer budget lately.....

we charge the 150 cleaning fee no matter how long the guest stays- 2000 sf condo - our cleaning crew changes the sheets on 4 beds, cleans 4 bathrooms, vacuums, mops, dusts, sweeps balcony, cleans kitchen, cleans windows and patio table etc... takes 3 people about an hour and a 1/2 - 2 hrs -

yes, us too, in alabama 11% tax plus cleaning fee- some add other fees as well i have noticed on vrbo- booking fee, parking passes, phone, etc.......lol- i agree its easier to include the fees for the stay in your nightly/ weekly / monthly rates........ then i get requests wanting me to waive ALL fees included hoping to knock 700 off the amt....lol- aint happening..........my motto is if you cant afford to pay you cant afford to stay- sorry folks , not running a charity over here-

you would keep more of the rental amt if you managed it yourself via vrbo.....is what we found in our rental area of orange beach alabama- amt we got doubled last yr when we took over and that was during the oil spill sitation..........

our condo sleeps up to 10- when we have couples wanting to rent we know they will be inviting family- our rate is the same for 2 - 10 but would charge more for more than that- and did find out via guest book that someone booked saying 10 people and had 18 in the unit.............said they were all very comfortable........lol

we had the scam issue as well due to my putting one of our condos on craigslist- actually about 9 emails out of 10 were scams from that site- continued via email with one fella just to see what the deal was- deal is , he sends you a bogus cashiers check for like 1200 more than your rental is for and wants you to keep 100 for your time then western union 1100 to his travel arranger to make his flts for him...........lol-

i reported his email address- told him the check was bogus and he replied okay.......got another email from him a week later about had i gotten his check yet and would i please let him know when i had sent money to his travel arranger...........lol- i deleted that one-

who knows how many he has taken advantage of?

maybe start a group discussion page for your area- then you could post renters who were unusually destructive?

we charge a refundable 300 security deposit for our rental- we had guests who left our 750k condo with sand everywhere inside and a pile of sand on the balcony- the maids charged us an extra 100 for that clean so we kept 100 of the refundable security deposit to cover that expense-

I would let the guests know that if your place requires extra cleaning that this extra cost will be taken from the security deposit after their departure- may be the incentive needed to help them be less messy with your place ?
