How to insure your rental property and boats?

Hi! We are new to the vacation rental business. Our rental property is in Scott County of Minnesota. We are wondering if anyone can help us locate the best insurance options for our property. Do you use commercial insurance or a private homeowners policy? How much liability insurance to you recommend we get? I think the policies I found so far have a cap at $500,000 liability coverage. Also, we want to rent a fishing boat out to our guests. Any thoughts on locating a policy for that also would be appreciated. Thanks in advance for your time!

Hi, I'm looking for suggestions on handling multiple requested reservations for the same dates. If I accept one offer and send them a contract, I should probably wait to receive it with the payment before agreeing to another customers request?? In the future, I was thinking of saying to the customer, "whomever I receive the contract/payment from first, wins the rental". I am affaid to deny another request as if the first one doesn't come through, I'm out the rental completely. At this point, I've promised the rental to one group and they say they mailed the contract/payment yesterday, but I don't have it yet. Now, I receive another request for the same dates.......what do I do? Thanks for your help!
