What could be so different in political views that makes you so concerned? Is is a Tea Party and your neighbors are all democrats? Or an Obama fan with Republican neighbors.

I wouldn't worry and rent anyways. Go for the dough.

Gabriel,

From what you are saying, you need to create an events contract, better called a venue contract. You should consider a few things in your project:

-Suitability of home for events

- Preparation for the event (removing fragile items, excess furniture)

-Local ordinance

-Liability and insurance

-Control over the event

-Ability to inspect immediately after the event

-Strong contract

-Prices and fees

There may be other issues, I am sure. With respect to prices, I suggest that after you investigate local competition, if any, your charge amount is based on the market, the attractiveness of your property, and the ability of your clients to afford the service, some line items:

- A Venue Rental Fee (Say flat $200 or $500)

- Per person fee (Say $5-$25 per person)

- Cleaning fee (Not your typical $35, but more like $250)

- Security Service (The guest hire it or you provide it and bill it)

- Broken contract clauses fee (if someone smokes inside, pets, etc)

- Unreported guests fees (Sneaking people without paying)

- Energy Fee (A band with 10,000 Watts speakers will shoot your energy bill)

- Required event insurance from guest

These are some that come to mind, good luck in your venture.

Boy, this was some heavy stuff!!! And probably the most thrilling posts I have seen in this community, I couldn't wait till the end because it was so loaded. Kudos to those who helped Pete resolve this issue.

I think owners should disclose to renters if they have cameras inside the homes and where, perhaps even a code of ethics on the location and use of cameras.

My flight leaves at 5:30 pm, I would like to leave at 2:30 pm. I am arriving late at night the first day, at about 10 pm,, so I am not using more days than the contract states.

I am going on vacation in a few weeks, but the checkout is too early, is it common to request late check outs? Do owners charge fees?
